Craigslist is paying off.
I've been putting one post in daily for the past several days. Tomorow is post number seven. From there on out one post per day will expire automatically. And I will renew it manually. The focus of this series is Fairfax County. I'll start another series of seven with another email account, focusing on Prince Georges County.
In most ads I include my phone number. In some I include my ready2sellNow website. I use an authentic voice.
I had a call yesterday, did the analysis, got back to the seller by phone and email, composing a letter to his lender and explain more options and definitions. ON the pone Igave him lots of options. You know sometimes people don't kow that they can just do "deed in lieu of foreclosure"...knowing that gives them some relief.
We've done some back and forth by email. I'll prepare the writen offer today along with the proof of funds and a blank HUD-2 so that the seller has one to refer to when speaking with his lender and CPA.
The propety would probably sell quickly to an owner occupant at $295,000 so I'm proposing to by at $206,500.....the porfit on this will be $40,000 to $50,000 depending on if I sell it before February 2008 or three months later...My intention is to sell this for $5k leaving at least $35,000 to 45,000 on the table. By low, sell low to keep the chi in motion.
This is a "short sale" the house has dropped in"value" $100k in about 12 months. There are thousands of cases just like this all over.
There have been no mailings or preparations for mailings other than gathering my yellow tablets, envelopes with partial postage. I need to put two more cents worth of postage on each envelope. I'll order postage ASAPossible. ;)
I found a great Web 2.0 franchise company that requires me to follow instructions and place the ads they provide in the venues that they direct. These ads will funnel people into a system and the system will "sell" I am available by email and phone if the person has questions, once they have paid into the system (entry is $50). Each sale yields me $1,000 and each sale that my sign-ups make also yields me $1,000 each. The ad copy used is fantastic. I was very impressed. It is recommended that one hae at east $2k in reserves as an advertising budget to sustain te business efore the checks of $1,000 start rolling in. This is awesome because what it means is that for the immediate fuutre I wil have significant income.
Lucky for me I know what to do with it. Half goes to gold and silver, 25% goes to current living expenses including travel and education/certifications and 25% goes to existing debt.
Selling the opportunities mined via Craigslist will allow me to have the reserves that I need for the franchise, pay for my , "living expenses including travel and education/certifications ".
With subsequent income I stick to the 50:25:25 rule...let's see that's be eaiser as the 2:1:1 rule, yeah. How do I knowthe franchse works...is becuase I've spoken with peole hwho have had checks start rolling in within thier first few days of signing up and starting their campaigns. Yeah so I really wnt to be ready with resere to go at this full force and sustain....
By keeping about $2k in reserves at all times I'll be able to sustain the campaings at full throttle or otherwise guided.
